The Opportunity 
As Property Manager, you’ll oversee the day-to-day operations of a multifamily rental portfolio of approximately 350 units, ensuring smooth performance and exceptional resident service.  
Reporting to the Senior Property Manager, you’ll lead site-level teams and collaborate across departments to deliver results. 
 
What You’ll Be Doing: 
 
Resident Relations 
  • Conduct regular check-ins with Resident Managers 
  • First point of contact for site staff for escalated tenant concerns and community issues 
 
Lease & Portfolio Management 
  • Review and approve leases, renewals, amendments, and RTB documentation 
  • Support ongoing operations of assigned properties 
 
Financial Oversight 
  • Draft and track annual budgets for assigned portfolio for review by Senior Property Manager 
  • Approve rent, deposit, and reconciliation reports 
 
Maintenance & Inspections 
  • Oversee maintenance requests and coordinate seasonal/capital projects 
  • Conduct regular property and unit inspections with site staff 
  • Obtain quotes for service contracts for repairs and maintenance, in collaboration with the Maintenance Technician for approval by the Senior Property Manager. 
 
Team Leadership 
  • Train and manage Resident Managers and Property Administrators 
  • Collaborate with Leasing, Maintenance, and Warranty teams 
  • Maintain accurate records in Yardi, SharePoint, and internal systems 
  • Ensure compliance with the Manitoba Residential Tenancies Act 
 
What You Bring 
  • 3–5 years of property management  
  • Strong knowledge of Manitoba’s Residential Tenancies Act 
  • Experience managing site-level teams 
  • Excellent organizational and problem-solving skills 
  • Proficiency with Yardi or similar platforms

Compensation

$65,000.00 - $75,000.00 per year
